Projects: Office Buildings

  • Washington Mutual Center, Seattle: This is a 42 story Office Tower located in Downtown Seattle housing over 1.1 million SF of Washington Mutual Corporate Headquarters and Seattle Art Museum. Seattle Art Museum occupies the west half of the first 12 stories, facilitating their 300,000 SF expansion. Below ground there are 6 stories of garage. The building is considered two separate buildings for Life Safety design, Plumbing, Electrical, and HVAC central plant systems.

    The Bank HVAC systems are a combination of variable air volume floor by floor chilled water air-handling units, central air handling unit, and vertical self-contained water-cooled air-conditioning units. Central centrifugal chillers located in the base of the building make chilled water to serve the building AHUs. AHUs serve series fan powered VAV boxes with electric heat throughout the Washington Mutual Facility. 24x7 spot cooling is handled with chilled water fan coils. The first 12 stories of the Bank are adjacent to the Seattle Art Museum and break-out glass does not exist for the Bank or Museum on this adjacency. This creates the necessity to have the Buildings mechanically smoke controlled. The Bank’s DDC system is integrated with the smoke control and fire alarm systems.

  • NE 8th Bellevue, Bellevue, WA: 25-story commercial office high-rise. Services included HVAC and plumbing design, and cost estimating.

  • West 8th, Seattle: 27-story commercial office building. Rushing Company is providing peer review services for the HVAC and plumbing systems and LEED Management for Silver Certification.

  • Seaboard Building, Seattle: 11-story historic renovation for condominiums, offices, and retail. Services included HVAC and plumbing design, cost estimating, and project management.

  • 5th & Pine, Seattle: Conversion of former department store into high-rise mixed-use retail and office building. Services included HVAC and plumbing design, cost estimating, and project management.

  • Laurel Office Building, Seattle: Commercial building for a private corporation. Services included HVAC and plumbing design, cost estimating, and project management.

  • Sedgewick Office Building, Seattle: Commercial building for a speculative leasing. Services included HVAC and plumbing design, cost estimating, and project management.

  • REI Corporate Headquarters, Kent, WA: Commercial office building for REI’s Corporate Offices. Services included HVAC and plumbing design, cost estimating, and project management.

  • Microsoft Campus Buildings 1–25, Redmond, WA: Commercial office buildings. Services included HVAC and plumbing design.

  • Microsoft Lakeridge Buildings 1, 2, 3, & 4, Redmond, WA: Commercial office buildings. Services included HVAC and plumbing design, cost estimating, and project management.

  • Seattle World Trade Center Buildings, Seattle: Commercial office buildings. Services included HVAC and plumbing design for commercial office buildings.

  • Columbia Quincy, Quincy, WA: New 225,000 SF data center housing five large data centers for Microsoft MSN. Rushing Company provided preconstruction services for HVAC and plumbing systems.
