Concept Development
With energy, code, cost, construction, procurement, and commissioning realities always at the present, Rushing can provide accurate early space planning and cost estimating, even if based on only the proverbial napkin sketch. We speak the language of engineers and our clients: of square footage efficiencies, of environmental footprint, of developer proformas, of life cycle cost, and much more.
Basis of Design/Bridge Documents
Mechanical and electrical designs tend to be dynamic during a project: user program, technology, and other elements can and do change. A Basis of Design ensures that Owner goals are communicated not just at the start, but—with revisions as needed—throughout the project and as a tool for the Owner’s marketing of the building. To transition from Design Development to Design/Assist or Design/Build delivery, the Basis of Design is a cornerstone of the Bridge Documents package: the requisite engineered deliverables upon which you can understand, procure, and control further design, documentation, construction, and commissioning.
Schematic Design
3D thinking starts immediately: coordinating space and identifying structural and electrical loads for mechanical systems are the highest priorities in schematic design. These need to be complete, accurate, and solid in order for the design team to move forward.
Design Development
During DD we begin the process of actively coordinating the details with other architectural, engineering, and construction team members, further tune space needs, and determine structural and electrical loads.
Construction Documents/Specs
Get those details on paper! This is when constructability counts: a practical and field-savvy view to accurate duct sizes, finalizing electrical loads, and making sure that every detail is defined to eliminate scope gaps.
